  • Assessment of the visual impact of a proposed small residential development, consisting of two bungalows, with associated garages, access roads and paths, landscaping and utilities, on the North Crawley Conservation Area, a nearby Grade I Listed church, and a nearby Grade II Listed rectory.

Summary

The impact of the proposed development on the setting of the Grade II Listed rectory was assessed as being Slight, taking into account the High significance of Listed Building, cross-referenced against the magnitude of impact, assessed as Negligible to Minor.

As the north-west corner of the site adjoined the garden attached to the Listed Building, which form an important part of its setting, there was some potential for limited intervisibility between the Heritage Asset and the proposed development. The impact of the proposed works on the North Crawley Conservation Area was assessed as Neutral/Slight.

This overall assessment took into account the High significance of the Conservation Area, cross-referenced against the magnitude of impact, assessed as Negligible to Minor. It was assessed that the low height and low-density of the design of the proposed development, as well its recessed location, will result in a limited, localised visual change to the streetscape immediately south of the Conservation Area.

The impact of the proposed development on the setting of the Grade I Listed church was assessed as Neutral, based on the Very High significance of the building as a Grade I Listed medieval church, cross-referenced against the magnitude of impact, assessed as No Change.

Results

The overall impact in heritage terms was assessed as Slight, reflecting the potential for limited intervisibility between the Grade II Listed rectory and the proposed development. However, it was assessed that the proposed development would not noticeably affect the settings of Listed Building, and thus it was considered that the proposed development could be supported in heritage terms.
